We offer two sizes to suit your particular requirements: 10m² and 30m². The smaller sized Haven generally requires no planning. What’s more, as neither of our garden rooms exceeds 30m², they do not require Building Regulations approval, which reduces hassle.
The Haven
Our 10 square meter (3.6m wide) Package
Price £12,000

We are able to construct our foundations and buildings onto sloped gardens, however additional groundwork charges may apply should extensive leveling work be required.
The Haven does not require planning permission unless your garden is less than 8m or if your main house is a listed building.

The Electric installation for the Haven ranges from £2000-£2100 depending on the length of the cable required and will include the following:
Internet and telephone connection
Double power sockets
Recessed lights in the roof ceiling
Slim-line far Infra red radiator
Exterior light with PIR motion sensor
Switched connector for future requirements (e.g. hot water heater)
Exterior control unit box protector
The electrical installation does not include connection to the main house, testing, certifying and commissioning the electrics.
The price for that will be between £300 and £900
(Depending on the state of the electrics in the main house.)
This will be confirmed separately after our electrician has surveyed your site.

Loft hammock option for the Haven
Price £1800
This will effectively double the useable space in the building and includes:
Loft Hammock 160 x 200cm
2 Cupboards and other storage space
Loft ladder
1 double socket in the loft
2 gooseneck-reading lamps
4 extra ceiling lights
The eaves height of the building will be increased with this option to 2.5m in line with Permitted Development.

Adding Value
Our quality garden room could increase the value of a property by about 5%. This is usually more than enough to cover the cost of the room – plus an attractive return on investment. Being detached from the house our rooms are less disruptive to build than an extension or loft conversion.
Natural and durable materials
We build with care for your health using natural materials. Most garden room companies use materials chosen for low cost build and maintenance such as; melamine formaldehyde walls, isocyanate (MDI rigid foam) or polystyrene insulation, metal frame and treated timber. At Biowoods we offer healthy materials like organic wool, recycled glass foam, wood fibre and naturally durable timber sourced locally from sustainable woods brought to and from our mill with low wood miles. Timber absorbs a phenomenal quantity of CO2, sequestering vast amounts of this climate altering gas whereas a metal frame has high-embodied carbon, meaning a lot of fossil fuel has been burnt to produce it.
Planning permission
For our 10 square meter room Planning permission is not normally required unless your house is listed or your garden less than 8m. For ease of mind or if you are selling we can get you a Lawful Development Certificate (LDC) to prove planning compliance. We can help you obtain planning permission if needed.
Site Visit
We offer a free site visit where we can share your vision. A survey will provide a quote for electrics, confirmed later by our electrician. Added to our package we offer priced extras such as:
